Ashley Bierman - the prestige harbourside and beachside professional in Sydney’s east.

Ashley Bierman achieves price outcomes for his sellers that set the market in the eastern suburbs. He has set new price highs in key harbourside and beachside suburbs and streets throughout his career, continuing to shape the market today. This market leadership seems at odds with his style: discreet, understated and humble, in a market full of bolsh and hype.

Whilst achieving repeated record prices for suburbs and streets (over 15 records in three years and counting), he has also delivered a consistency to his negotiation outcomes, holding the highest average sales price in the expansive Ray White Group for three of the past four years. That average sale price is over $6.2million.

Knowing all of that, you’ll be surprised when you meet this eastern suburbs local. His personal approach belies a dignified, careful process that prioritises knowledge and networks, thanks to long-standing connections in the community. Having led the market - particularly harbourside and beachside prestige sales - in Sydney’s east for over a decade, Ashley has a prized ability to accurately and reliably analyse a property’s price potential.

As a merited member of the exclusive Alan White Elite Performers Club, Ashley Bierman officially belongs in the top 3% of 10,000 agents internationally in the strongest property network in the Southern Hemisphere.

Ashley’s approach can be summarised into three key elements:

  • Design strategically. Thanks to a professional background in design in the fashion hub of NYC, Ash ensures vendors are aware of the design aesthetic that will yield premium price, piquing buyer interest and attracting offers.

  • Market creatively. In a competitive market, selling a beautiful piece of real estate is insufficient to capture maximum buyers and deliver competitive offers. From timing to messaging, channels and networks, marketing matters and Ash has mastered it.

  • Negotiating skillfully. A lifelong local with two young children, Ash embodies family values, and has developed a reputation of judiciousness, care, and perceptiveness. Coupled with market cycle knowledge, networks of buyers and strategic timing, Ash has achieved price outcomes that validate vendor decisions to select him as their agent.

Some of his most notable sales in recent times include:

  • A $11.8m sale on renowned Cranbrook Road in Bellevue Hill. Allala is a vast six-bedroom family home set amongst established gardens and private courtyards, with sweeping harbour views. It was home to multiple generations of the Hughs family (including the grandparents of former Lord Mayor Lucy Turnbull).

  • A $10.6m sale of an architecturally crafted beachside home in Bronte overlooking two beaches. Owned by former Test cricketer. The five-bedroom house on Hewlett St, designed “with the feel of a first-class resort”, sold in just three weeks for more than the expected price.

  • A $18.6m sale of a five-bedroom Luigi Rosselli-designed home for the family behind swimwear brand Seafolly. The award-winning two storey home on the 1560 sqm property featured gardens by celebrated landscaper William Dangar along with an in-ground pool and full size tennis court. News Corp’s executive chairman purchased the Victoria Road, Bellevue Hill property.

  • A record price for Tamarama of $15.75m for a home first sold in 2017 and then again in 2019. The three-level contemporary home on Gaerloch Avenue sits above Tamarama Beach and along the iconic Coastal Walk, offering 180 degree panoramic ocean and beach views.

  • A $20.32m sale of Bonnington on 2232sqm, a grand Tudor-style home designed by the highly respected F. Glynn Gilling. With six bedrooms and five bathrooms, it was home to the late Neville Christie and his wife Sheila for 55 years. Mr Christie was the founder of the commercial property giant Christie Offices.

  • A $8.03m off-market sale for a house five-minutes walk from Bondi Beach. The luxury four-bedroom home on Brighton Boulevard, one of the most in-demand neighbourhoods of North Bondi, was built for the coastal living.

  • A $14.35m sale of a stone terrace in Bellevue Hill with its stunning views of the Harbour, city, Opera House and the Heads, entertainment room, 3m saltwater pool, sauna, gym, library, television room and 6000-bottle wine cellar in Ginahgulla Road surrounded by some of Sydney’s most iconic mansions.

  • A $13.67m sale of a gated stately residence on 1,388sqm of level land on Kambala Road in Bellevue Hill. A well-regarded local neuro-anaesthetist and his Commonwealth Bank executive wife purchased the six-bedroom home of a property developer and cookbook author.

Ashley ranks in the top ten salespeople in Sydney’s competitive market consistently and has attained his company’s coveted “Elite Performer” status repeatedly each year for over a decade.

Before becoming an agent, Ashley enjoyed a decade in NYC honing his marketing and sales acumen, taking a nascent Australian company into a leadership position before going public on the Nasdaq in 2007.

These days, if he’s not styling homes, negotiating sales or hosting buyers, you’re likely to find Ash at the RMYC in Point Piper, the Bronte Surf Lifesaving Club, or New South Wales Golf Club.
