This Sydney roof cavity apartment has just sold for $1 million.
With uninterrupted waterfront views, 27/6 Billyard Avenue, Elizabeth Bay has been billed as “the most unusual rooftop property in the Australia” by its selling agent, Charlie Mortimer of Ray White Double Bay.
The refurbished one bedroom apartment in less than 50sqm with an incredible rooftop balcony was bought by a Sydneysider from Kurnell.
This previous roof cavity was created a number of years ago but more recently renovated by the architect-seller to give it a modern boathouse feel.
Up five flights of stairs in this 1930s building, the apartment was recently sold by Mr Mortimer for $1 million after 140 different inspections.
Ray White Double Bay principals Craig Pontey and Michael Finger, who have been in real estate for over 40 years, said they have never seen anything as unique as this property.
“There’s lot of interesting this on the market but this one was really interesting and a quirky use of space. It was very different in so many ways and had an amazing view,” Mr Finger said.
“The view of Elizabeth Bay really helped but it had a certain charm to it and to the right person it would be very special. You’d also end up very fit if you lived there that’s for sure with the stairs.
“It’s a very lateral thinking renovation and I think $1 million is a very fair figure under the circumstances.”
Over 140 people, mostly single people aged 25 to 40 years old, viewed the property with strong interest throughout the campaign.
The property previously changed hands in 2004 for $535,000.
