Top Agent Turns North Bondi Property Lifesaver

By Todd Alexander

WARREN Ginsberg from Ray White’s number one Australian office Ray White Double Bay breathes new life into North Bondi’s property market after selling some $24 million worth of prestige property and setting six streets records along the way.

Mr Ginsberg has six new street records in the affluent suburb within recent times, right in the middle of a what some commentators are calling a declining market, along with an equal street record of $4,900,000 for 10 Reina Street.

The 30 year old and youngest Associate Director at the leading agency puts his success down to his passion and drive for servicing his clients.

“No question real estate is all about forging long lasting relationships with your clients and it starts by providing the best possible customer service,” Mr Ginsberg said.

“All seven street records were from relationships that were built over many years and due to the relationship the vendor was able to trust the direction and selling strategy which I proposed.”

In today’s market where buyers are facing many hurdles from a federal election, a Royal Commission into lending and negative market sentiment, it’s Mr Ginsberg’s ability to nurture buyers through the process allows for confidence.

“Relationship selling is paramount in today’s landscape and as the market changes, you need to ‘hold the buyer’s hand throughout the buying experience and guide them through the process.

“The guidance is not cookie cut either – it’s tailored based on the individual, whether it’s giving evidence of comparable sales, referring them to a finance broker for the best financial advice or referring them to a solicitor to review the contract of sale.

“It’s very important meeting  face to face over a coffee in a relaxed environment to make them feel comfortable with you, so when you are either negotiating in the auction room or getting an offer out them before the auction, there is a trust and relationship between you and the buyer,” Mr Ginsberg said.

All six new street records:

  • 12 Nancy Street, North Bondi – $3,725,000
  • 20 Vicars Avenue, North Bondi – $3,350,000
  • 3 Plowman Street, North Bondi – $4,350,000
  • 50 Glenayr Avenue, North Bondi – $3,550,000
  • 63 Murriverie Road, North Bondi – $4,500,000
  • 66 Gilgandra Road, North Bondi – $4,650,000

Equal street record:

  • 10 Reina Street, North Bondi – $4,900,000
