NIC Krasonstein and Elliott Placks from leading eastern suburbs agency Ray White Double Bay have sold a luxury five bedroom residence at 26b Caledonia Street, Paddington for the second highest price in Paddington this year.
Located in an exclusive enclave, the 232sq m parcel with rare 8.5m frontage had an auction guide of $3.2M and although it didn’t sell under the hammer, a post-auction offer of $3.45M last week secured the sale.
Mr Krasonstein, who joined the leading agency at the start of the year, was pleased with the result and linked a demand for high-end Paddington properties to the outcome.
“There will always be high demand for Paddington properties of this nature and as we enter a changing landscape it’s vital that we think laterally to ensure we’re getting the best possible result for our clients” Mr Krasonstein said.
“We had over 85 groups inspect the property throughout our four week campaign.
“Our focus on marketing methods outside of traditional platforms accounted for strong engagement from consumers outside of the Paddington market which assisted to achieve this exceptional result.”
